DealMFlow vs manual process
Operational controlStructured workflows replace ad-hoc emails and spreadsheets with tracked tasks and assigned owners.
These terms govern access to and use of the DealMFlow platform hosted at DealMFlow.club. The platform provides tools to publish listings, negotiate offers, coordinate conveyancing and manage settlement steps. Users must provide accurate information, comply with applicable laws, and use the platform only for legitimate real estate transactions. Practical scenarios are used throughout help pages to illustrate expected workflows and responsibilities. DealMFlow may suspend access for misuse, assist in dispute resolution and require cooperation from parties to verify key documents and identities during a transaction.
Use of DealMFlow services requires that you meet eligibility criteria set out below. These terms explain who may register, what is expected from account holders, and territorial limits applicable to residents and businesses. By accessing DealMFlow transaction management tools you confirm you meet these requirements and will comply with the terms that follow.
You must be at least 18 years old to create an account on DealMFlow. If registering on behalf of a business, you must have authority to bind that business. Users under the minimum age are not permitted to use the service and accounts for minors may be suspended on discovery.
DealMFlow services must be used in compliance with applicable laws and regulations in Malaysia and any other jurisdiction where you operate. Prohibited uses include fraud, funds laundering, submitting forged documents, and any activity that would interfere with legal real estate conveyancing or funding processes.
DealMFlow focuses on serving clients within Malaysia (MY). Certain features may be restricted or unavailable outside Malaysia due to local licensing, banking, and regulatory requirements. If you operate internationally, you remain responsible for ensuring compliance in each jurisdiction.
Creating and maintaining an accurate account is required to use DealMFlow. Accounts enable access to transaction checklists, document storage, stakeholder communication features, and workflow tracking. You are responsible for information provided and for activity under your account.
All information you provide must be accurate, current, and complete. Examples: property details, party names, title numbers, bank account numbers, and identity documents. Case scenario: where a purchaser provides outdated title information, DealMFlow may suspend certain automated checks until corrected.
You must safeguard your login credentials and enable available security features such as two-factor authentication. Shared credentials and insecure storage increase the risk of unauthorized access. In scenarios where multiple agents need access, use team accounts and role permissions rather than sharing a single login.
Accounts are personal or business-specific and are not transferable without prior written consent from DealMFlow. Sub-licensing or transferring an account to a third party may lead to suspension if done without authorization.
If you suspect your account has been compromised, notify DealMFlow immediately via the contact channels listed in these terms. Quick reporting and clear case notes can reduce transactional disruption and help isolate affected items such as escrow instructions or document access.
DealMFlow may suspend or restrict access to accounts that breach these terms, engage in suspicious activity, or present regulatory concerns. Suspensions may be provisional while an contribute is conducted; users will be notified with case-specific reasons where permissible.
DealMFlow provides transaction management tools for real estate deals including checklist workflows, document collaboration, milestone tracking, automated reminders, role-based access, and integration with third-party escrow or banking services when available. Practical cases include coordinating conveyancing steps between buyer, seller, law firms, agents, and lenders; tracking document submissions for loan approvals; and producing audit-ready activity logs to support closing. Features and integrations vary by plan and jurisdiction.
Features, integrations, and pricing may be updated over time to reflect regulatory changes, partner availability, or security improvements. Changes are applied to future transactions and, where feasible, existing users will be informed. Example scenario: an integration with a new banking partner may be rolled out gradually to selected users for testing.
DealMFlow aims to provide high availability but may schedule maintenance windows or experience interruptions. We publish maintenance notices and use case-based runbooks to minimize impact on live transactions. Unexpected outages will be addressed in priority order, focusing first on active closings and escrow-related processes.
To maintain a secure and professional environment, users must follow rules that govern acceptable behavior on DealMFlow. The list below highlights core prohibited conduct with contextual examples and consequences.
Users may upload documents, messages, templates, and other materials to DealMFlow as part of transaction workflows. These provisions describe ownership, licensing, and responsibilities related to such content.
You retain ownership of content you upload, subject to third-party rights. For example, if a law firm uploads draft contracts, the firm remains the owner of those drafts unless otherwise agreed in writing with counterparties.
By uploading content you grant DealMFlow a non-exclusive, worldwide, royalty-free license to store, display, transmit, and use the content as necessary to provide the service. This license is limited to operating, improving, and supporting transaction workflows and integrations.
You are responsible for ensuring uploaded content is accurate and lawful. In practical cases, users should verify title documents and identity records before relying on them for conveyancing steps. Errors in uploaded materials can result in transaction delays for which DealMFlow is not responsible.
DealMFlow may remove content that violates these terms, applicable laws, or third-party rights. Removal may be immediate in cases of suspected fraud or illegal documents; affected users will be notified where possible and given an explanation of the removal action.
All platform code, design, branding, documentation, templates, and derivative works are the intellectual property of DealMFlow or its licensors. Users receive a limited license to use the platform as intended by these terms and must respect proprietary rights.
DealMFlow offers tiered paid plans with additional features such as advanced integrations, higher storage limits, priority support, and team administration tools. Paid services are described on the DealMFlow website and in your subscription agreement.
Pricing for paid plans is published on DealMFlow and may vary by plan and region. Promotional pricing and trial periods may be offered in limited cases. Example: a project-based subscription may be billed monthly for the duration of a specific transaction.
Payments are processed through secure payment partners. Accepted payment methods and billing cycles are indicated during checkout. Invoices will include DealMFlow business information and, where required, the Business ID 522490208860 for Malaysian tax purposes.
Subscriptions renew automatically unless cancelled before the next billing cycle. Upgrades and downgrades may change feature access immediately or at the next billing anniversary depending on the chosen plan and case-specific migration steps.
Refunds are handled case-by-case and depend on the nature of the purchase, timing, and whether service credits were used. Examples: trials may be exempt from refund policies; multi-month prepaid plans may have limited pro-rata refunds subject to administrative evaluation.
You may cancel your subscription through account settings. Cancellation will prevent future billing but may not remove access immediately for fraud contribute or regulatory holds. Case records tied to active legal matters may be retained as required by law.
Users are responsible for applicable taxes in their jurisdiction. Where DealMFlow is required to collect taxes or provide tax invoices in Malaysia, relevant charges will be itemized on invoices.
DealMFlow may change subscription pricing with advance notice. Price changes will apply to renewals and new subscriptions; existing multi-year commitments are subject to the terms agreed at purchase.
Failure to pay may result in suspension of paid features and eventual account restriction. DealMFlow will attempt to notify account holders prior to disabling services to allow corrective action in typical business scenarios.

DealMFlow or the user may terminate access to services in accordance with these terms. Termination may occur for breach, non-payment, legal requirements, or at end of subscription. Users should export necessary transaction records prior to termination where allowed.
Upon termination, access to stored content, active workflows, and integrations may be suspended or removed. DealMFlow may retain backups or audit logs as required by law or for legitimate business needs for a reasonable period after termination.
DealMFlow collects and processes personal data necessary to provide transaction management services, including contact details, identity documents, and property information. Data handling is governed by our separate Privacy Policy which explains storage, retention, access rights, and breach response. Data residency and transfer practices take into account Malaysian regulatory requirements.
By using DealMFlow you consent to receive transactional notifications, service updates, and operational messages via email or in-platform notices. Marketing communications are sent only with consent and users may opt out at any time. Case-based alerts for active transactions are enabled by default to reduce closing risk.
These terms may be revised. When changes are material, DealMFlow will provide advance notice and indicate an effective date. The current effective date for these terms is 14-03-2026. Continued use of the platform after the effective date constitutes acceptance of the updated terms.
These terms are governed by the laws of Malaysia. Parties agree that disputes will be interpreted in accordance with Malaysian statutes and regulations relevant to contract law and digital services.
Users and DealMFlow will attempt to resolve disputes through good-faith negotiation. If negotiation does not resolve the issue, disputes may be referred to mediation or arbitration in Malaysia, unless mandatory legal procedures require otherwise.
